Buy And Hold Investment Properties
There are many strategies when it comes to investment properties but one of the least complicated and one of my favorites is long term buy and hold. To buy a property and hold on to it for a long period of time can be very rewarding both emotionally and financially.
Although there are some very complex strategies when it comes to real estate investing I believe buy and hold is one of the more simple strategies. The warning I have is that even though it can be less complicated it still carries some risk and you are after all, running a business. If you don’t have a tolerance for risk or you are not prepared for the pitfalls of running a business, then maybe more traditional methods of investment are better for you.
If you are still on board then I have some ideas about investment properties that any beginner can benefit from. The first thing to keep in mind is that you are looking for a property that is a good investment. A common mistake many beginners make is they look for properties they might want to live in instead of a property that meets certain investment guidelines. Choose a property that will yield a good potential tenant.
Once you have the concept of finding a good investment property, you need to become familiar with one or two areas that you will focus on to get started. Choosing the right area can make or break your whole strategy, location location as they say. Also focusing on one or two areas will allow you to become an expert in your areas which will be invaluable. Determining how much to spend on a property, what you can charge for rent, and how much the property will appreciate will be second nature as you become more familiar with your areas.
Starting out you will not need an investment team but if you decide you want to grow your business and buy several properties, you will need a team. The team will consist of real estate agents, scouts, a real estate lawyer and a title company to name a few.
Investment properties can yield a wonderful income that can match or even exceed anything out there, it is definitely worth investigating.
